1. Booking & Payment
All reservations must be confirmed through our official website, phone, or authorized booking partners.
- Deposit: A 50% advance payment is required at the time of booking to secure your stay. The balance is due upon check‑in.
- Payment Methods: We accept credit/debit cards, bank transfers, and UPI. All transactions are processed securely.
- Rates: All rates are in Indian Rupees (INR) and include applicable taxes unless stated otherwise. Rates are subject to change without prior notice.
2. Cancellation & Refund Policy
We understand that plans can change. Please review our cancellation terms below:
- Free Cancellation: Full refund if cancelled at least 7 days before the scheduled check‑in date.
- 50% Refund: Cancellations made 3–6 days prior to check‑in will receive a 50% refund of the total amount.
- No Refund: Cancellations within 48 hours of check‑in or no‑shows are non‑refundable.
- Early Departure: No refunds for unused nights.
Note: In case of unforeseen circumstances (natural disasters, government restrictions), we offer flexible rescheduling or full refunds — please contact us directly.
3. Check‑in & Check‑out
- Check‑in: 2:00 PM onwards. Early check‑in is subject to availability and may incur an additional fee.
- Check‑out: 11:00 AM. Late check‑out may be arranged with prior approval and may attract extra charges.
- Identification: Valid government‑issued photo ID is required for all adult guests at check‑in.
4. Guest Conduct & Responsibility
To ensure a peaceful environment for all, we request that guests adhere to the following:
- Respect quiet hours (10:00 PM – 6:00 AM) and other guests' privacy.
- Keep the premises clean and dispose of waste responsibly.
- No smoking inside rooms or common areas (designated outdoor areas available).
- Pets are not allowed without prior approval (service animals exempted).
- Any damage to property or equipment will be charged to the guest's account.
5. Liability & Safety
While we take every precaution to ensure your safety, guests acknowledge that:
- Use of recreational facilities (trekking, cycling, bonfire) is at your own risk. We recommend following safety guidelines provided by our staff.
- We are not liable for loss, theft, or damage to personal belongings during your stay.
- In case of medical emergencies, we will assist in arranging transportation to the nearest hospital, but we are not responsible for medical costs.
Travel Insurance: We strongly advise guests to obtain comprehensive travel insurance covering trip cancellations, medical emergencies, and personal liability.

7. Governing Law & Dispute Resolution
These terms are governed by the laws of India. Any disputes arising from your stay or use of our services shall be subject to the exclusive jurisdiction of the courts in Chikmagalur, Karnataka.
